The introduction of Mahogany Homes has significantly mitigated these drawbacks, offering a more cost-effective and less demanding way to train Construction.

With Mahogany Homes, achieving level 99 Construction can now cost as little as 30 million gold using Novice Contracts, a fraction of the traditional expense.

Your Path to 99

When it comes to leveling your Construction skill in OSRS, you have two primary paths: Traditional Training and Mahogany Homes.

Traditional Training involves the classic method of repeatedly building and removing furniture within your player-owned house.

Mahogany Homes, on the other hand, is a more recent method where you travel across Runescape to repair furniture in NPC houses, completing contracts.

In essence, traditional training offers significantly faster XP rates per hour but comes at a higher cost and requires more intense clicking. Mahogany Homes provides a slower but more affordable and relaxed training experience.

As you can see from the XP rate comparison, traditional methods offer substantially faster experience gain compared to Mahogany Homes, but this comes with a considerably higher price tag. This guide will first detail the traditional training methods, followed by an explanation of Mahogany Homes.

This is an overview of the current costs to reach level 83 Construction and maximize your house, highlighting the financial investment required for a fully upgraded POH.

Reaching level 83 Construction allows you to boost with spices and a crystal saw to build almost everything for a maxed house, except for the fully upgraded Portal Nexus, which requires level 84.

The journey from level 1 to 83 Construction can cost anywhere from 6 million to 41 million gold, and additionally, you will need around 15 million gold for materials to fully upgrade your house.

Low Level Training

Even at lower Construction levels, your training choices remain between traditional methods and Mahogany Homes.

From level 1, you can start by completing the “Daddy’s Home” mini-quest. This quest provides a quick boost to level 8 Construction and serves as an introduction to Mahogany Homes, while also granting you a player-owned house.

For “Daddy’s Home”, you will need the items listed below, along with recommended teleports for convenience.

If you are interested in starting Mahogany Homes training early, you can skip ahead to the Mahogany Homes section of this guide. However, for low levels, traditional training is generally recommended due to its significantly faster XP rates. Your initial goal in traditional training should be reaching level 33 Construction to unlock Oak Larders.

The image below shows the furniture you’ll need to build and remove in your POH to reach level 33 Construction. This initial phase typically takes around 20 minutes and costs approximately 180,000 gold, including the cost of building rooms in your house.

To reach level 33, you will need a teleport to Falador, a teleport to your house, 94 regular Planks, 270 Oak planks, 200 steel nails, and around 30,000 coins.

Start by having all planks noted in your inventory and using the Falador teleport. From the teleport location, run east to the Estate Agent. Ask “how can I get a house?” and purchase a starter house in Rimmington for 1,000 gold.

Next, right-click your teleport to house item and teleport outside your house portal. Head to the nearby general store and use your noted regular planks on Phials, selecting “All” to un-note them.

Right-click the purple house portal and select “Building mode” to enter your house in building mode.

To build furniture, right-click the white furniture hotspots in your house and select what you want to construct.

Once built, right-click the furniture and select “Remove” to get it out of the way and build another for more XP. Start by building Crude Wooden Chairs, followed by Wooden Bookcases.

Next, you’ll need more planks. Exit your house, run to the general store, and un-note more planks at Phials.

At level 9 Construction, you’ll need to build a Kitchen room.

To build a room, right-click a door hotspot in your house and choose to create a new room.

From there, follow the pathway outlined in the provided furniture list to reach level 33 Construction, building rooms and furniture as you level up.

You’ll need to build a Workshop room and a Dining Room as you reach the required levels. Continue un-noting planks at Phials until you reach level 33.

Oak Larders (Lvl 33+)

Once you reach level 33 Construction, Oak Larders become the most efficient traditional training method.

You will continue training with Oak Larders until you unlock your preferred higher-level method, which could be anywhere from level 50 to 74, depending on your budget and desired XP rate. The image below shows the number of oak planks needed to reach each subsequent training method.

For optimal training efficiency, it is highly recommended to play in resizable mode.

This setup allows you to position the Construction object at the bottom of your screen, enabling right-click and left-click actions in almost the same spot, minimizing mouse movement. Utilize Runelite’s screen marker plugin to create guides by pressing the “+” in the top right and drawing boxes where you will be clicking.

Furthermore, using keyboard inputs to navigate menus significantly speeds up your XP rates. You can use number keys for the construction building menu, talking to your butler, and removing furniture.

From level 33 to 40, continue un-noting planks at Phials in Rimmington. At level 40 Construction, you can hire a butler to fetch items from the bank, greatly improving efficiency.

While servants are available from level 20 Construction, the lower-tier servants are too slow, making un-noting at the exchange merchant more efficient until you reach level 40 for a human butler.

To hire a servant at level 40 Construction, you first need to build two bedrooms in your house and place a bed in each room.

Once done, travel to Ardougne and go to the Servants’ Guild located in the northeast part of the city.

Speak to the Human Butler inside the guild to hire him.

At level 50 Construction, you unlock the Demon Butler, who is even faster than the human butler. Upon reaching level 50, fire your human butler and hire the Demon Butler for improved efficiency.

To use a servant, talk to them and ask them to fetch items from the bank. Request “as many as possible,” and the servant will go to the bank and return with your planks. For maximum efficiency, continue training while the servant is away fetching supplies.

Every 8 trips to the bank, the servant will request payment, requiring coins in your inventory. At level 58 Construction, you can build a Servant’s Moneybag in your POH.

The Servant’s Moneybag holds cash and automatically deducts payment when required, further streamlining training by eliminating dialogue to pay your servant.

At level 47 Construction, you can build Mounted Mythical Capes in a Quest Hall room in your house, offering a cheaper alternative to Oak Larders.

Mounted Mythical Capes

This method requires completion of Dragon Slayer 2, which has a level 50 Construction requirement. Therefore, the effective level to begin Mounted Mythical Capes is 50 Construction. This method stands out as one of the cheapest traditional Construction methods, offering more XP per plank than regular Oak Larders. The training process is similar to Oak Larders.

First, you need to build a Quest Hall room in your house, which costs 25,000 gold.

Then, instruct your servant to retrieve teak planks from the bank. Select “Build” on the Guild trophy Construction space and choose to build a Mounted Mythical Cape.

Each Mounted Mythical Cape uses 3 teak planks and one mythical cape. Upon removal, you get the mythical cape back, making it more plank-efficient. Due to the lower plank usage compared to other methods, you can effectively use a human butler, saving money in the long run. Overall, reaching level 99 Construction using Mounted Mythical Capes will cost approximately 86 million gold.

The absolute fastest Construction experience in OSRS is achieved by building mahogany furniture.

Mahogany Tables (Lvl 52+)

At level 52 Construction, you can begin building Mahogany Dining Tables, capable of providing up to 900,000 XP per hour.

To build Mahogany Tables, you need a Kitchen room in your POH. Due to the high plank consumption (8 planks per table), using a Demon Butler is highly recommended for optimal XP rates.

Similar to previous methods, you can optimize your setup to right and left-click in the same screen area, positioning the Construction object at the bottom of your screen for minimal mouse movement.

At level 77 Construction, you unlock Gnome Benches, which offer even faster XP rates with mahogany planks. We will discuss Gnome Benches shortly.

Reaching level 99 Construction using Mahogany Tables will cost approximately 200 million gold, making it the most expensive but fastest traditional method.

Teak Benches (Lvl 66+)

A slightly more affordable but slower alternative to mahogany is using teak planks. The fastest teak method involves building Teak Garden Benches in a Superior Garden room, unlocked at level 66 Construction. This method requires a Superior Garden room in your house, costing 75,000 gold.

The Superior Garden room features two bench hotspots positioned closely together. As you remove one bench, you can simultaneously open the build menu for the other, leading to a slightly faster overall experience.

You can set up your screen to have both benches in the bottom region, allowing for easy right-click, left-click actions to build and remove them rapidly. Reaching level 99 Construction with Teak Benches will cost approximately 118 million gold.

Oak Dungeon Doors (Lvl 74+)

At level 74 Construction, you can build Oak Dungeon Doors in a Dungeon room. While slower than Teak Benches, this method is less expensive.

Oak Dungeon Doors use 10 oak planks per door, making them slightly faster than Oak Larders while still being more cost-effective than teak or mahogany methods. The training method is similar to previous furniture building.

You will first need to build a Dungeon room in your house. To do this, you can build a Dungeon Entrance in a regular Garden room.

Then, at the door hotspot within the Dungeon room, you can build Oak Dungeon Doors. Since they use 10 planks per door, it is recommended to use a Demon Butler and ask them to bring 20 oak planks at a time from the bank for efficiency.

Currently, reaching level 99 Construction with Oak Dungeon Doors costs around 98 million gold.

Gnome Benches (Lvl 77+)

At level 77 Construction, you can build Gnome Benches in a Superior Garden. These benches utilize the same amount of mahogany planks as Dining Tables but benefit from the dual-bench setup similar to Teak Benches.

For Gnome Benches, you will need a Superior Garden room and a Demon Butler.

Start by building one bench. As you go to remove it, hold down the “1” key and select “Build” on the other bench. This technique ensures your character starts removing one bench while the build menu for the next is already open, maximizing your actions per minute.

Utilizing this method can net you up to 1.1 million XP per hour, making Gnome Benches the fastest viable Construction training method in OSRS. On your journey to 99 Construction, consider Mahogany Homes as an alternative training method. This approach involves repairing objects in houses across the Runescape map.

Mahogany Homes

Mahogany Homes generally provides slower XP rates per hour compared to traditional methods, but it is considerably cheaper and less click-intensive.

There are four contract tiers in Mahogany Homes, each with varying XP rates and costs. Adept contracts are generally the most viable, offering over 100,000 XP per hour and costing around 37 million gold to reach level 99.

Besides Construction XP, Mahogany Homes offers the Construction Outfit as a reward, providing a 2.5% XP boost when the full set is worn.

To participate in Mahogany Homes, you must be a homeowner. You can acquire a house by completing the “Daddy’s Home” mini-quest or by purchasing one for 1,000 gold from any Estate Agent.

These are the items you will need for Mahogany Homes. Teleports to Falador, Varrock, Ardougne, and Hosidius are recommended, along with a saw and hammer. Bring planks and steel bars (approximately 1 steel bar per 10 planks). Wearing graceful clothing and obtaining the Plank Sack reward from Mahogany Homes will enhance your training efficiency.

To start, speak to Amy in Falador, located next to the Estate Agent, to get a contract. Choose your desired difficulty level, and then travel to the assigned NPC house.

Enter the house and repair each damaged piece of furniture using planks and steel bars. Speak to the homeowner after repairing all furniture to receive Construction XP and a cup of tea, which restores your run energy.

After your initial contract from Amy, you can obtain new contracts from NPCs in Falador, Varrock, Ardougne, and Hosidius. Amy in Falador is the most easily accessible, especially at lower levels.

Higher-level players can use the NPC Contact spell from the Lunar Spellbook to obtain new contracts remotely, saving travel time.

Overall, Mahogany Homes is a more relaxed method to train Construction. However, for main accounts aiming for speed, traditional Construction training methods are generally recommended due to their significantly faster XP rates.

For many players, the primary goal with Construction is to maximize their player-owned house. It currently costs approximately 15 million gold to fully upgrade your house, in addition to the cost of reaching a sufficient Construction level.

Maxing Your House

To fully maximize your house, you need to reach level 83 Construction, or level 84 if you desire the fully upgraded Portal Nexus.

Maxing your house also has several quest prerequisites. You need access to all spellbooks, fairy rings, the crystal saw, spicy stews for boosting, and the Digsite Pendant for teleportation.

Furthermore, you need to complete the quests associated with each teleport you wish to add to your portal room.

For Ironman accounts, acquiring planks often becomes the most time-consuming aspect of Construction training, rather than the training itself. Due to plank scarcity, Mahogany Homes can be an attractive option for Ironmen as it offers more XP per plank compared to traditional methods.

Ironman Tips

The most efficient method for Ironmen to obtain planks is by gathering teak and mahogany logs from Miscellania and converting them into planks at a sawmill or with a butler.

Several methods exist to convert logs into planks. The fastest involves teleporting to your house with an inventory of logs, instructing your butler to take them to the sawmill, then teleporting to a bank, and repeating. The butler automatically banks the planks after milling.

Recently, Jagex introduced sawmill vouchers as a reward from Forestry events, halving the cost of using a sawmill. If you want to save money and need to train Woodcutting, sawmill vouchers are a worthwhile option.

At lower Construction levels, regular planks can be obtained from behind Barbarian Assault. Tempoross is also a decent source of noted planks. At higher combat levels, plank drops become more common from sources like Zulrah, Raids, and Callisto.
